THE VILLA

Princesa is literally located yards from the beach for snorkeling and sunbathing in one of the Largest Gated Marina Communities in the Caribbean called Puerto Aventuras. The model style home with large entertainment rooms, including a living room, dining room, family room and pool table (pool table adults only, please no food or beverages on the pool table) Princesa has the lagoon backyard access that leads to the ocean yards away. Spacious home four spacious bedrooms. One bedroom downstairs with three rooms upstairs offering ocean and lagoon views. Other amenities like a washer/dryer and 55" smart tv bring some of the comforts of home right to you. This pool area has a large sitting area under a typical style “palapa”, wonderful private swimming pool, with no swimming curfews, a water slide, and spectacular views. Beaches are open to everyone. Down the poolside steps to the lagoon area brings you to the private kayak journeys. Kayaks on the property please return them to the storage area after use. The Villa has its own kayaks for your use. Princesa Villa sits on the lagoon and a short walk about 40 yards away are the beach and the bay. The beach area is a safe place snorkeling with ample colorful marine life.

Swim with the sea life, feed the fish or just take strolls along the beach that are open to everyone.

PUERTO AVENTURAS

Puerto Aventuras has huge Dolphin Discovery Program where you can swim and interact with the friendly dolphins, seals and more. Puerto and its marina offer so much more. Numerous restaurants, liquor stores and shopping surround the dolphin lagoon area are only a short 10 minute walk from Princesa. Puerto Aventuras has a nine hole golfing course, world-class deep-sea fishing tours, glass-bottom boat adventures and much more.

THE AREA

Need more? The Riviera Maya offers enough adventures for months of entertainment and all are just minutes away. To kick off theses adventures, there’s a supermarket right outside the gated community. Markets and restaurants are a 10 to 15 min walk. Playa del Carmen lies about 15 minutes away by car and has a Sams Club, Walmart, and countless shopping areas. The best of Playa, of course, is 5th avenue. This pedestrian-only walkway is lined with restaurants strolling musicians, mariachis, and shops. The Adventures? Xplor Adventure Park is 5 minutes away and has the best zip lining in the area and jungle style all-terrain rides and float adventures through the jungle riverways. Hidden Worlds, the Aktun-Chen caves and numerous Cenotes lie within 10 minutes of the home. Cenotes are known to be one of the only freshwater cave formations in the entire world. Swimming in these cool freshwater systems in the middle of the jungle is surreal. Scuba diving expeditions occur within these Cenotes and all along the Riviera Maya. For sure the avid Scuba diver will want to experience Akumal, the world-famous diving area and its protected sea turtle location which is only 15 minutes away. Tulum, the ancient Mayan ruin site on the beach lies 30 minutes away. Rio Secreto, Cenote Azul and so many more Riveria Mayan locations are very close by. From Playa Del Carmen, a catamaran can zip you over to the beautiful island of Cozumel within 30 minutes
