This truly one-of-a-kind lakefront compound is situated on half an acre surrounded by huge old-growth live oaks and over 200 feet of prime, open water on Lake LBJ. Guests will enjoy a spacious 1600 foot main house and a detached 600 square foot guest/bunkhouse offering additional sleeping or living space, and as of 2023, a pool and hot tub have been newly added!

Built in 2019, the main house is a modern three-bedroom, two-bathroom accommodation that flaunts sizeable views of Packsaddle Mountain and Lake LBJ from its large covered porch with six rocking chairs and an outdoor TV. The home's impressive and unique details will stun entrants from vaulted ceilings in the living room to 10-foot ceilings in the kitchen, bedrooms, and bathrooms. The main living area features an open kitchen, dining, and living room with a gas fireplace and inspiring lake views. The layout allows you to comfortably gather with one another in a home-like setting, whether you're catching a movie on the flatscreen, enjoying family meals at the large 10-person table, or cooking your favorite dishes in the gorgeous, state-of-the-art kitchen.

The main house can sleep up to 10 people. The primary bedroom offers a king bed, TV, ensuite bath, and views of the lake. The second bedroom is fitted with a king bed, and the third room has two twin beds. These two guest rooms share a hall bath. There is a private den with a large sectional that can sleep one or two people, that also offers a TV and wonderful lake views.

Lakefront Charmer's detached bunkhouse provides additional living space and extra sleeping arrangements, including four twin bunk beds, two queen bunks, and a large sectional that can sleep two. The bunkhouse is well-appointed with an abundance of conveniences and amenities, including a kitchenette with a beverage fridge and sink; a dining/gaming table; a huge TV and ceiling fan; and a full bathroom with two sinks, a private water closet, and a walk-in shower. It's even fitted with a porch that features cozy bench seating and a bistro table. It's the ideal spot for family, friends, and guests!

The compound's extensive fenced-in yard and outdoor living area invite everyone to enjoy a leisurely lifestyle coupled with private lakeside luxuries. Catch a calming breeze from the lake while you sway in the waterfront hammock or swing, or relax in the pool and hot tub. Prepare a delicious al fresco lunch with the propane grill and share it with loved ones around the eight-person patio dining set. When the lake beckons you closer, there is a large patio on the boat dock with four chaise loungers, and there's also a private cove/inlet for swimming. The boat dock can hold a ski boat, and rentals are available nearby.

The compound has a spacious covered carport that can hold three to six cars. Its ideal location places guests within five minutes to Kingsland and 15 minutes to Marble Falls. Visit Perisos Winery only a few minutes away, enjoy live music at Boat Town Burger Bar and Barbeque on the Lawn at LakePoint or just relax on the dock and watch the most amazing sunset in Texas!
