This exceptional property features two beautifully restored buildings connected by a stunning courtyard, offering an ideal blend of historical charm and modern comfort.

The main building comprises five bedrooms, accommodating up to ten guests, and six bathrooms. On the ground floor, you will find a fully equipped kitchen with direct access to the garden, which includes a BBQ area and an outdoor veranda. The spacious dining room can easily accommodate sixteen people around the same table and has direct garden access. Moving to the first floor, there is a cosy living room with three sofas, a library, a large fireplace, and a TV. This floor also hosts two ensuite bathrooms: the White Bedroom with a queen-size bed and the Green Bedroom with twin beds. An ancient staircase, typical of Umbrian terracotta, leads to the second floor, where a family suite comprises two queen-size bedrooms and two bathrooms. Additionally, the master suite features a fireplace, a private TV, and an ensuite bathroom.

The second building, which is dependent, has three bedrooms, accommodates six guests, and has three bathrooms. A large lounge area with a fireplace and a bathroom on the ground floor provides a comfortable, relaxing space. Two double bedrooms with ensuite bathrooms are also located here: the main and loft bedrooms, which open directly into the living room. The living room features a small kitchen, a sofa in front of the large fireplace, and a TV set. The charming and private tower bedroom, with its ensuite bathroom, has a private entrance from a small loggia, making it suitable for guests who prefer a secluded space.

The outdoor areas of this property are equally impressive. The swimming pool includes a covered section with an outdoor kitchenette, a table for sixteen guests, and an outdoor shower offering warm and cold water. Several covered outdoor areas provide ideal spots for dining and relaxing in the fresh air. The furnished courtyard, set up with a table for sixteen guests, enhances the outdoor dining experience. The expansive garden, covering one and a half hectares, features a 3,500 square meter olive orchard. An outdoor wood oven and BBQ area next to a magnificent fig tree create the perfect setting for leisurely alfresco dinners.

During their stay, guests will enjoy exclusive use of the property, including the park and the pool. Adding to its charm, the property includes a Romanesque church located just outside the garden, complete with an ancient crypt. This church can occasionally be used for celebrations.

The building itself is a 13th-century monastery under the protection of the Ministry of Cultural Heritage. Its rich and evocative history includes its construction as a Benedictine Abbey and subsequent transfer to the Poor Clares in 1228. It is notable as the site where Jacopone da Todi passed away on Christmas night in 1306 and as the mid-1500s home of Taddea, the natural daughter of Emperor Charles V, under the guardianship of the Poor Clares. Acquired by Antonio Gervasi in 1805, the property later became a mill in the 19th century and an olive press.
