Association Rules for Renters:

No shoes in the house, no pets or service animals.

This condo is located in the Ajax Condominium Owners Association, and all tenants will be subject to the rules of the Association. You must read and agree to these rules prior to booking a reservation with us.

*All tenants must provide their name(s) and contact information at least 24 hours prior to arrival. Those who are not willing to provide this information should not book a stay at this property. *Emotional Support Animals are not allowed. Guests will be fined $500 per day if they bring an unapproved animal on to the property. *Owners desiring to rent their unit shall provide the HOA with the following information for each rental at least 24 hours prior to arrival: a) Dates of Rental

b) Names of Renters

c) Contact Information for Renters including email and phone number.

d) Affirmation that Renters have received and reviewed the AjaxCondominiums Rules & Regulations and have agreed to abide by said rules.

$500 for each failure to provide HOA with renter information as detailed above prior to the start of a rental.

*The outdoor public walkways and balconies must be kept clear of furniture, storage units, exercise machines, sports equipment and household articles to permit unhindered access and egress to all units.

*Unit owners, members of their families, their guests, residents, tenants or lessees shall not use halls or stairways as a play area(s).

*Owners and occupants shall exercise reasonable care to avoid making or permitting to be made loud, disturbing or objectionable noises, and in using or permitting to be used or played musical instruments, radios, phonographs, television sets, amplifiers and any other instruments or devices in such a manner as may disturb or tend to disturb owners, tenants or occupants or other units, and the same shall not be played or permitted between the hours of 10:00 p.m. and the following 8:00 a.m. if the same shall disturb other occupants of the condominium. In addition, given the building’s unique metal frame and doors, care must be taken by all persons in closing doors and windows to avoid disturbances to neighboring units. *The balconies shall be used only for the purpose intended and shall not be used for hanging garments or other articles for cleaning rugs, household articles or other items. *No rental tenants shall be allowed to have pets. *Legitimate service animals that are under the control of their handler at all times are not welcome at Ajax Condominiums. Per ADA Guidelines (www.ada.gov/regs2010/service_animal_qa.html ), “the dog must be under the handler’s control at all times.” Renters may not leave a claimed service animal unattended in a building that does not allow pets. If a renter leaves an animal unattended at the rented unit, the owner of the unit shall be fined for the violation. All renters shall be made aware of this regulation by their landlord. *The Managing Agent shall retain a passkey to each unit for emergency purposes only. No owner or tenant shall alter any lock or install a new lock or any door leading into the unit without prior consent, and, if such consent is given, the owner or tenant shall provide a key of the Managing Agent’s. *Any damage to the general common elements or common personal property caused by a unit owner, a member of his family, their personal guests or a tenant shall be repaired at the expense of the unit owner. *Any such cost will be billed to the renter in the event that the renter has caused the damage. *No smoking (including e-cigarettes) of any substance shall be permitted in common outside areas, that is, on the entryway, stairways, balconies and passageways. Due to the impact of secondhand smoke on adjacent areas, possibly because of the common ductwork for ventilation at Ajax Condominiums, smoking inside any condo, whether it involves tobacco or marijuana products, can create a nuisance and easily impact other units. Activities that create a nuisance – and especially if they subject neighbors to a health risk -- are expressly prohibited by the condominium regulations. Smoking cannabis inside condo units is prohibited and all tenants shall be notified by their landlord of this rule. In the event that this rule shall be violated, a representative of the board shall, as a courtesy, attempt to contact the offending party and issue a warning. A representative of the board shall contact the Unit Owner upon a second violation. Each subsequent violation shall incur a $100 fine which shall be assessed to the Unit Owner by the HOA. *There is one parking space allowed for unit 2.. *All regulations apply to any tenants of the Unit Owner and the Unit Owner is responsible for tenants’ compliance to these regulations and all other regulations of the HOA. ***In the event that the host / unit owner shall receive a fine due to the violation of the above rules and regulations by a guest, the fine will be assessed to the guest and AirBnb shall be notified of the incident.

Any damage caused by tenant to the personal property of the condo will be billed to the renter.

The HOA imposes strict rules and if they are violated, then the tenant will be fined.
